Property Preparation
  • Visiting the property to take photos and gather marketing materials.

Financial Handling
  • Collecting the deposit and first month’s rent.
  • Registering the deposit with the Tenancy Deposit Scheme (TDS).
  • Registering tenant information with the council and utility providers.
  • Collecting rent into a client funds account and transferring it to you within one business day, minus Cohab fees.
  • Full financial up-to-date reporting in a Landlord dashboard
Marketing and Tenant Management
  • Arranging and conducting viewings.
  • Securing suitable tenants.
  • Conducting reference checks for tenants, co-tenants, and guarantors.
  • Performing Right-to-Rent checks.
Property Management
  • Handling general maintenance requests then resolving them in the most efficient, secure, and cost effective manner.
  • Arranging for contractors where needed (maintenance fees apply).
  • Managing end-of-tenancy deposit dilapidations.
Tenancy Agreement
  • Drafting the tenancy agreement.
  • Facilitating digital signing for you and the tenant(s).

What we need from you in order to start:

1. Proof of Ownership
  • Title deed or similar documentation.
2. Proof of Identity and Contact Information
  • A copy of your passport or driving licence.
  • Full contact details (phone number, email).
  • Bank account details for rental income deposits.
3. Property Description
  • Detailed description, including the number of rooms, amenities, and unique features.
4. Current Tenants (if applicable)
  • Tenant contact information.
  • Move-out date.
  • Copy of the current tenancy agreement (optional).
5. Document Review
  • Energy Performance Certificate (EPC).
  • Gas Safety Certificate.
  • Boiler Service Record.
  • Electrical Safety Certificate.
  • We can arrange for any missing certifications at an additional cost.
6. Utilities and Council Tax Information
  • Council Tax band and account details
7. Key Safe
  • Key safe installation, code, and instructions, or contact details of a key holder.
8. Property Cleanliness
  • The property should be clean and presentable.
  • We can arrange cleaning services for an additional fee.
